About the Role

We are seeking a results-driven HVAC Controls Project Manager to lead Building Automation System (BAS) projects throughout the Portland metro area. This role owns projects from kickoff through closeout — ensuring financial performance, technical execution, and exceptional client satisfaction.

You’ll work at the intersection of engineering, field operations, and customer relationships — managing DDC construction projects while keeping budgets tight, schedules on track, and systems performing exactly as designed.

What You’ll Do

Project & Financial Management

  • Review and validate sales handoff packages (scope, hardware, estimates)

  • Develop and manage project budgets, labor forecasts, and cost tracking

  • Maintain profitability and proactively manage risk

  • Track RFIs and change orders; coordinate proposals with Account Managers

  • Support estimating on complex or negotiated projects

Technical Oversight

  • Lead coordination with engineering on submittals, programming, graphics, and sequences of operation

  • Oversee database downloads, point-to-point checkout, and system startup

  • Manage functional testing and commissioning coordination

  • Ensure complete and accurate as-built documentation

Field & Trade Coordination

  • Coordinate in-house installers and subcontractors

  • Attend construction and coordination meetings

  • Work closely with General Contractors, Owners, Engineers, and Commissioning Agents

  • Ensure compliance with safety and jobsite requirements

  • Assist with startup or troubleshooting when needed

Customer & Internal Communication

  • Serve as primary project contact

  • Provide regular project status updates

  • Facilitate smooth turnover to the service department

Qualifications

Required Experience

  • 5+ years of experience in HVAC, Electrical, or Building Automation

  • 3+ years of project management experience in construction or controls

  • Direct Digital Controls (DDC) experience required

  • Automated Logic (ALC) experience preferred

Technical Knowledge

  • Strong understanding of HVAC mechanical systems

  • Familiarity with BAS networking and integration

  • Ability to read and interpret plans and specifications

  • Proficiency in Microsoft Office (Excel, Outlook, Word)

Licensing
